Elegant 18th-century historic residence in the heart of the northern Vaud region
Built between 1700 and 1750 by a Huguenot family who fled religious persecution in France, this majestic south-facing residence embodies all the charm and elegance of an 18th-century manor house. A living testimony to Protestant history, the property retains a delicate carved bas-relief depicting the coat of arms of its first occupants on its west façade, adding a rare touch of authenticity.
Spread over four floors, the house now houses four separate apartments, all of which are currently let. Each apartment has its own unique character: generous volumes, quality finishes, well-designed bathrooms, and a fluid layout suitable for both family living and heritage rental. The lower ground floor features a fully fitted vaulted cellar with kitchen, bar and small stage equipped with 220V and 380V, offering a versatile space that could be converted into additional accommodation. The attic space is also suitable for conversion, offering the potential for further expansion.
Outside, the living environment is remarkable: 2,000 m² of wooded parkland, entirely out of sight and available to residents, and a vast vegetable garden of over 300 m². Two paved terraces complete the relaxation areas, one of which is private. Parking is available for four cars and several outdoor spaces, with the possibility of adding more.
The property benefited from a complete renovation of the exterior envelope in 2009, including plastering, painting, windows and roofing. Two apartments were renovated at the same time. Heating is provided by an oil-fired boiler installed in 2006, with new tanks to be replaced in 2022. The plot covers a total surface area of 4104 m², with a built-up area of 387 m² and a living volume of 4155 m³.
Situated just one kilometer from the Champagne freeway entrance, the house benefits from a strategic location: Yverdon-les-Bains can be reached in 10 minutes, Neuchâtel in 20 minutes, Lausanne in 30 minutes, Berne in 50 minutes, and Geneva in one hour. At 55%, Bonvillars' municipal tax rate is one of the most advantageous in the canton. Last but not least, a notarized easement guarantees that the 10,000 m² plot of land in front of the house cannot be built on, thus preserving the view and the peace and quiet of the area.
